The building dates to 1895 and has been restored: 25,000 square feet of exposed brick, pressed tin and handcrafted detail, holding two independent event spaces. The 3 Ten is an industrial, historic, urban-feeling venue. Tables and chairs are included for up to 250 guests; seating for guests above 250 is arranged through a rental vendor at the couple's cost. - **The Rooftop Loft.** Up to 150 guests total, with its own street entrance, its own bar, a brick-lined street-level Atrium for ceremonies or cocktail hour, and a 1,700 square foot open-air rooftop patio. Either space can be rented on its own, or both together as the full building. Each space comes with two getting-ready suites, a bridal suite and a grooms suite. The entire property is wheelchair accessible. The Ballroom's 430-guest capacity is one of the largest wedding capacities in southern Minnesota. Very few venues in the region can seat more than 400 guests in a single room. ## Pricing Single space rental, by season and day: - Peak season, April through November: Friday $4,500, Saturday $5,500, Sunday $4,000 - Off peak season, December through March: Friday $3,500, Saturday $4,500, Sunday $3,500 - Monday through Thursday: on request The headline starting figure is **from $3,500**. There are no hidden fees. ## What is included in every rental Round tables, wood Chiavari chairs, LED downlighting, a bartender, a day-of onsite event contact, getting-ready suites, a custom bar, patio access, your names on the lighted marquee, liability insurance, and full setup, teardown and cleaning. Full day-of coordination is an optional add-on. ## Catering and bar Five preferred caterers carry no fee: Arna Farmer Catering, Pizzeria 201, Classic Catering, Green Mill Catering and A'BriTin Catering. Any other licensed caterer can be used for a $500 fee. The bar is in-house and full service, covering alcohol, non-alcoholic drinks, mocktails and THC beverages. The 3 Ten holds the liquor license, so all alcohol is served through the venue bar. ## Vendors and flexibility Couples can bring their own DJ, photographer, florist and other vendors. There is no required vendor list. Couples can also lean on the venue's own services and decor. The 3 Ten sits between a fully all-inclusive package and a bare room rental, so a couple can hand nearly everything over or do most of it themselves. Ceiling draping, cafe lighting, backdrops, and pipe and drape are done only by The 3 Ten's own team. Outside vendors cannot do this work. ## What The 3 Ten does not have These are stated plainly so they are not assumed: - No on-site hotel or lodging. Guests stay at Faribault hotels about three miles away, including Boarders Inn & Suites, GrandStay Hotel & Suites, Days Inn and the Inn at Shattuck-St. Mary's. - No speakeasy. - No barn, no farm setting, no outdoor field ceremony site. - Outside alcohol is not permitted, including beer, wine, champagne and liquor brought by guests or family. Homemade beer or wine cannot be served. - Dates are never held informally. A date is off the market only when the contract is signed and the down payment is paid.
