What's Actually Included at The 3 Ten, and What Isn't

Big city feel, small town pricing. That line only means something if the small town price is the real price.

So here is everything that comes with a rental at The 3 Ten, and everything that does not.

What comes with every rental

At no additional charge:

  • Tables and wood Chiavari chairs. Not an upgrade. Not a rental line item. Included.

  • LED lighting throughout.

  • A bartender, professional, working your bar.

  • A dedicated event coordinator who knows the building.

  • Two getting-ready suites.

  • A custom bar.

  • Patio access. Each space has its own.

  • Liability insurance. Many venues make you buy this yourself.

  • Full setup, teardown and cleaning. Your family goes home at the end of the night like guests.

Two venues, one building

The 3 Ten is 25,000 square feet of restored 1895 building in downtown Faribault, 45 minutes from Minneapolis. Exposed brick, pressed tin, the kind of detail nobody builds now.

Inside there are two completely separate spaces.

The Ballroom holds up to 430 guests at street level, with its own alley patio. It is one of the largest rooms in southern Minnesota.

The Rooftop Loft holds up to 150, with an open-air rooftop patio.

Each has its own entrance, its own getting-ready suites, its own patio and its own bar. They are not one room divided. You are choosing between two different weddings.

What costs extra, said plainly

  • Catering. Five preferred caterers come with no added fee: Arna Farmer Catering, Pizzeria 201, Classic Catering, Green Mill Catering and A'BriTin Catering. Want someone else? Any licensed caterer is welcome for a $500 fee. Most venues this size give you one choice or none.

  • The ceremony. A $1,000 ceremony fee, which covers a full room changeover and setup by our team. About 95% of our couples hold their ceremony here.

  • Bar. All drinks run through our full-service bar, including mocktails, non-alcoholic options and THC beverages.

The honest pitch

Rentals start at $3,500. An hour outside the Twin Cities, in a building a downtown venue would charge three times as much for, with the chairs and the coordinator and the cleanup already in the number.
